Home Loans for Self-Employed Tradies: What Lenders Look For
The self-employed hurdle is real, but not a wall
If you run your own trade business — whether you are a sparky in Brisbane or a chippie on the Central Coast — lenders assess you differently to a salaried worker. A PAYG employee hands over payslips; you have to prove your income through tax returns, financials, and your ABN. That does not mean the door is closed. It means preparation matters more.
Income: how lenders read a tradie file
Most mainstream lenders want to see two years of tax returns and notices of assessment, plus confirmation your ABN and GST registration have been active for a set period. They typically use your net (after-expenses) income, which can trip up tradies who legitimately minimise their taxable income. A good broker knows which lenders average two years, which use the most recent year, and which will consider add-backs like depreciation.
ABN history, deposit and serviceability
Lenders like consistency. A longer, unbroken ABN history in the same trade signals stability. A larger deposit reduces your loan-to-value ratio and can open up sharper pricing and avoid lenders mortgage insurance. Serviceability — your ability to repay after living costs and existing debts — is stress-tested at a buffer above the actual rate, so clear down credit cards and buy-now-pay-later accounts before you apply.
Get your paperwork job-site ready
Have your last two years of tax returns, notices of assessment, business financials, BAS statements, and ID ready in one folder. Keep your business and personal spending clean for a few months before applying. Avoid taking on new equipment finance right before a home loan application, since it eats into serviceability.
One enquiry, matched to the right lender
Some lenders are far friendlier to self-employed income than others, and a reduced-documentation option may suit if your returns are not yet finalised. Asset Connect Australia does not assess or arrange loans — we can connect you, with a single enquiry, to an independent professional who may discuss providers familiar with tradie income. Send through your details on the home loan enquiry to request a connection.
