Home Loan Rates: How Brokers Find Better Deals Than Going Direct

14 April 2026 6 min readPublished by Asset Connect Australia

Why the advertised rate is only half the story

The rate a bank puts on a billboard is a starting point, not a promise. What you actually pay depends on your deposit, your income type, the loan-to-value ratio, and whether the lender views your situation as low or high risk. For a self-employed tradie in Newcastle or a small business owner in Parramatta, two lenders can look at the exact same file and price it very differently.

That is the core problem with going direct to one bank: you only ever see one price, from one set of rules. You have nothing to compare it against, so you have no way of knowing whether it is competitive.

What a broker does that you cannot easily do yourself

A licensed mortgage broker holds (or operates under) an Australian Credit Licence from ASIC and has access to a panel of lenders — major banks, non-bank lenders, and specialist lenders. Instead of you filling out five separate applications and taking five hits to your credit file, the broker takes your details once and matches them against the lenders most likely to approve you at a sharp rate.

They also know each lender's quirks: which one is comfortable with irregular tradie income, which one moves fastest on a self-employed file, and which one has a genuine offset account rather than a redraw dressed up as one.

Look past the headline number

A cheaper rate can still be a worse loan. A good broker compares the comparison rate (which folds in most fees), ongoing account fees, offset features, redraw flexibility, and how easily you can make extra repayments. For a business owner whose income arrives in lumps, the ability to park cash in an offset account can matter more than a fractional difference in rate.

This is where a licensed professional earns their keep — by weighing the whole package against your actual cash flow, not just the front-page number.
